Case Study 1 Michelle was looking to rent an unfurnished property with two bedrooms in the Islington area. It was important that the second bedroom was a good size and that there was outside space. They are very much looking forward to eventually living in their lovely investment.
As a busy professional, there was simply no time for Michelle to go on endless inspections of often-unsuitable properties. That’s where I came in.
I was able to preview a number of properties and cherry pick the very best ones. We spent a day viewing and Michelle decided on one particular flat that ticked all the boxes.
I negotiated a good rental rate for the property. We were ready to go ahead. There was a problem, however. The letting agent had made a big mistake. The landlord was not prepared to take the furniture out the flat as we had been led to believe. Michelle then had to leave on business.
My search began again. There were no flats available with the dimensions and outside space of the original property that she liked.
I then viewed a flat that is in the exact location that my client was keen to move to. Although the proportions and outside space were exactly what Michelle wanted, the condition of the property was very tired. I met the landlord and negotiated a complete refurbishment of the flat in exchange for an increase in the rent, which was still within my client’s budget.
As she was so busy working, Michelle asked me to organise her move. I sorted everything out, from arranging packing to unpacking to make her relocation as stress free as it could possibly have been.
Michelle came back from her business trip to find a property with a brand new kitchen and bathroom, wooden floors throughout and fresh paint on every wall. She was very happy with the outcome. It was even better than she had hoped.
Michelle is delighted with her new home.
Case Study 2
Harriet and Peter were looking for a property to buy. Having lived abroad in several different countries over the years, they were looking to buy a property to rent out with a view to living in it themselves, eventually. They liked the idea of a central location, preferably Chelsea or Pimlico and it’s surrounding areas.
I found them a wide variety of properties to look at, as they were unsure of what they wanted.
We looked at mews houses, purpose built flats and conversions. Some of the properties were ready to move in to, some were in total need of refurbishment and some were in-between.
Harriet and Peter came to the conclusion that as they were getting no younger, they wanted a place without stairs. After viewing only a few places, they decided on a lovely purpose built property in Chelsea. It presented as an easy to rent out flat, close to everything that town living has to offer. The property has a 24hr porter, lift and all the amenities one would expect from a good quality block.
